Global Student Housing II is a five-story, 248-unit development in Ruston, Louisiana, designed to meet the growing demand for students living near Louisiana Tech University. As a design-build project, CIVE® was responsible for both planning and execution, creating a modern residential community that balances functionality, comfort, and cost efficiency.

The project incorporates 7,676 square feet of shared amenities, including a pool, gym, lounge, leasing offices, residential lobby, and a dedicated mail and package room. A separate three-story concrete parking garage serves residents, while bicycle access and walkability features connect the property to its university surroundings.

 

One of the defining aspects of the design was the way CIVE® worked with the site’s natural topography. Rather than leveling or reshaping the land extensively, the team developed two independent structures connected by a steel footbridge. This approach optimized both space and cost, allowing the development to deliver more units and amenities without exceeding budgetary constraints.

Project Delivery and Innovation 

This project is actively managed with 4D Virtual Design and Construction (VDC) technologies and AI scheduling systems. These tools allow every phase of construction to be visualized in time-based sequences, giving stakeholders a clear view of project progress and future milestones. Real-time data integration strengthens planning, reduces risks, and supports coordination across trades.
